For clients holding CDs, money market funds, or short-duration bonds for income, the fund offers a structurally different source of yield: interest from loans secured by real property, with returns that don't depend on corporate earnings or market sentiment. It's a term commitment, not a cash substitute.
Alongside existing private credit
If clients already own private credit through BDCs, interval funds, or direct lending vehicles, this adds asset-backed exposure: loans on real estate a client could drive past and liens recorded at the county, rather than loans to companies underwritten on cash flow.
Retirement money held elsewhere
The fund is self-directed IRA eligible, so retirement assets at a self-directed custodian can hold a real estate debt position with income paid back into the account.
The fund is a private, illiquid investment with risks, including the possible loss of principal. Capital a client may need in the near term doesn't belong in a term instrument.
